This summer we saw a decrease in mortgage interest rates, a continuation of the low housing inventory, and a steady increase in sold prices. We are also seeing an increase in Days on Market, which means properties are taking a bit longer to complete a transaction.

Buyers are beginning to take a breath to consider their position before making their offer, which means we are not seeing as many quick moving sales as we did last year.

However, with home values still up and economic conditions ideal for buyers, it is still a strong market for sellers.

Celebrate Independence!!

Who is ready for a week of BBQ’s, Parades, and Fireworks?!

If you are looking for some exciting ways to celebrate America this week, there are lots of opportunities in both Philadelphia and South NJ!

The Welcome America Festival in Philadelphia kicks off this weekend and runs all week long with fun events and activities for all ages. If you looking to start the party this weekend (SUNDAY 6/30), you can hop on the PATCO speedline to head over to Old City and enjoy the Historic District Block Party complete with live entertainment and family fun activities! Check out the complete list of Welcome America Events here!

As we’re sure you are already aware from the rumbles in the sky, we don’t have to wait until July 4 to catch a great light show!

Watch fireworks from Battleship New Jersey: June 29 and July 1. The decks open at 7 p.m., with live music, face painting for the kids, food concessions, a cash bar and the chance for someone to fire the saluting gun. The fireworks shows are scheduled to begin at 9:30 p.m. Guests can bring blankets to sit on the deck. Admission is $10 per person, and proceeds benefit battleship restoration. Get tickets: battleshipnewjersey.org

Then on July 4th there is the Camden County Freedom Festival concert and fireworks. The free entertainment on the Camden Waterfront begins at 5 p.m. with a number of musical performances. There will be food vendors and an exclusive beer garden will feature Tonewood Brewing. Collingswood 

Bike parade: July 4, 10 a.m. Riders are encouraged to decorate their bikes, wagons, strollers and scooters for a short route that begins at Haddon and Zane avenues, going down Zane, Park and Browning and ending at Brown and Magill. collingswood.com

Games at the pool: July 4, 2 p.m. Events include water games, raft races, coin toss and more. Prizes offered for participants. Pool membership or day pass required for admission. Roberts Pool, 215 Hillcrest Ave. collingswood.com

Concert and fireworks: July 4. Eight-piece band To the Max will perform. Admission is free. Haddon Township

2019 Spring Market Review

Now that we can feel the summer sun, we want to take a moment to look back on the Spring market to see how our area is performing so far in 2019 compared to 2018.

We reviewed the statistics on how many residential properties were listed in the multiple listing server, how many homes sold, the median sold home price, and the average amount of days homes were on the market.

As a whole, Camden County New Jersey saw a decrease in inventory from Spring 2018 to Spring 2019, however the median sold price increased by almost 13%. We are also seeing an increase in Days on Market for a majority of our areas served.

The numbers do vary in different communities. For example, while Collingswood did not see much change in the median sold price, areas such as Haddon Heights, Audubon, and Gloucester City saw a strong increase.
