Prepare your home for Spring!

Spring is the season for refreshing the home!

You may be considering selling your home this Spring, or maybe you are simply looking to refresh your living space after the cold winter months! Either way, with the weather beginning to warm up, many of us are anxious for that fresh air, colorful gardens, and to get our homes fixed up.

Check out these tips from your Main Street Realty agents to get your home showing it’s best!

  • De-clutter! This is one of the best things you can do to refresh your home. Sort through those piles that are collecting in corners and on tables and get rid of unneeded items that are collecting dust.
  • Clean your dryer vent. Nearly 3,000 home dryer fires happen every year according to the U.S. Fire Administration, causing $35 million in property loss annually. Cleaning dryer vents could prevent about a third of those fires. Make sure to clean your lint trap after every use
  • Open the windows. Let your house breath! Wash both the interior and exterior of your windows. Vacuum/clean your drapes. (If putting your house on the market, consider not putting the sheers back up or removing window treatments altogether.)
  • Deep clean your rugs. Vacuum area rugs (flip and vacuum backs). Consider shampoo or steam clean.
  • Clean your gutters. 
  • Re-mulch your planter beds.
  • Paint your front door AND your front steps. A fresh coat of paint on your front door is a quick and affordable way to give your home’s curb appeal a face lift!
  • Refresh your mailbox.
  • Update your street numbers. Is your home’s street number in need of a refresh? This is an easy update that shows pride in home ownership!
  • Rake garden debris and Sweep sidewalks. The quiet winter months likely have created a collection of loose debris in your yard and gardens. A quick sweep will make a big difference!
  • Wipe off light fixtures. Most of us completely forget to check our light fixtures, but they collect dust, cobwebs, and bugs! Take some time to wipe down both your interior and exterior light fixtures.
  • Update your Lighting! Cleaning off those fixtures may make you realize that they are a bit dated! A quick change of a chandelier, adding pendant fixtures. or updating your wall sconces will quickly modernize your home.
  • Clean the exterior trim. Wipe off trim that’s visible with a light bleach solution, including front door.
  • Add some on-trend Decor to your entry. Place a decorative wreath and/or pottery out front including a new door mat and you’re ready to go!

South New Jersey real estate market performance review

2018 Market Review Summary

 

How did the real estate market perform in South New Jersey in 2018?

In 2018 we saw a Sellers Market in many areas across the country, including much of Main Street Realty’s service area. The housing inventory was low, but the number of buyers hunting for their dream home remained high through the year. In a sellers market, home buyers are competing over the available houses, which results in surging home sale prices.

We also saw the mortgage interest rates begin to climb. Since the crash in 2008, mortgage interest rates for a 30 year mortgage have, on average, stayed below 6%. From 2015 through 2017 we saw average interest rates in the 3% range. 2018 saw rates climb over the 4% mark. Here’s an article that digs deeper into reviewing the history of interest rates.

Another factor that played into the 2018 market is the millennial generation. Those born between 1982 and 2004 are considered millennials. This generation currently holds the largest number of mortgage applications across the country. How has that impacted the market? It has shifted the way a property needs to be marketed to the public and how sellers present their properties. The millennial generation is more in tune with social media and technology, which means sellers have had to adjust their home presentation to attract buyers.

Looking Forward to 2019

It is expected that we will begin to see the market balance across the country in 2019. However, South New Jersey is still experiencing a very low inventory as we begin the year. Why should you attend Open Houses?

What is an Open House?

Realtors will host an open house event for active property listings, which offer the public an opportunity to tour homes for sale without the need of scheduling an appointment. Although real estate agents are welcome to accompany their buyers, it is not legally necessary since there will be a licensed agent present.

Typically, Open Houses will fall on a weekend afternoon for about two hours. When an agent enters the Open House in the multiple listing server, all the third party real estate sites will post the event as well, meaning finding scheduled open houses online is fairly easy. Most Realtors will also put up Open House signs around the neighborhood along with balloons or flags to notify the public of the event.

 

3 Reasons why you should tour Open Houses

  1. You can always update a house, but you can not change your location! Choosing your location is one of the most important steps in house hunting. Before you spend too much time touring homes, you should narrow down what neighborhoods best meet your needs. Popping into Open Houses is a great way to research different areas. You can talk to a few different real estate professionals about the area, types of homes for sale, local events, local restaurants, commuting options, etc.
  2. Are you thinking about selling? Checking out Open Houses in your neighborhood is always a good idea! It allows you to see what your competition is and how properties compare to your own. This will help you think about what tasks need to be done to get your home ready to sell. It is also a great exercise when trying to determine the fair market value for your property. Your Realtor will run all the comps to guide you with pricing, but having toured the homes will give you more confidence in deciding what price is right.
  3. Touring Open Houses help you determine your wish list! This is especially true for first time home buyers who are trying to work through their ‘Must Have’ list. Walking through properties on the market will help buyers visualize their lives in the spaces available. Do we really need 4 bedrooms? Do we want/need that fireplace? Do we prefer hardwood floors, or wall to wall carpet? How much yard do we need? Are we OK being on a busier street, or do we need to focus on only quiet streets?

With the holiday season upon us, many who are ready to sell their home wonder if they should list now or wait to list in the spring.

Although it’s true that we see a peak in real estate activity in the spring months, many buyers are still out and anxious to find their dream home.

Here are three reasons why you may want to consider listing your home over the winter months!

  1. Serious buyers are out! Yes, it’s true that the housing rush does slow over the holidays, but the buyers who are still actively searching for their home tend to be the serious ones who are ready to move quick. You may only get a few showings, but chances are good that those scheduling tours are not just browsing and are prepared to make an offer if the home fits their needs.
  2. There is less competition. Lower housing inventory will help your house to stand out. If your home is well prepared and priced right, it will be the hot item for home buyers.
  3. Home staging is more fun! The warmth of the holiday season have buyers in a festive mindset. They are envisioning their lives and their family traditions in their new home. Sellers can feed into that with their home presentation. Have fun decorating for the season! Some sellers will have a beautifully set table, which help buyers dream of hosting holiday dinners. In 2018 we experienced low inventory throughout our South NJ neighborhoods. The buyers outnumbered the listings. This means that many buyers are still out their awaiting their new home. Fall Home Maintenance Checklist

The weather is changing and its time to make sure your home is ready. Taking some time to handle a few chores will make the winter months much more pleasant and help prevent any unpleasant spring surprises.

 

Here is a home maintenance checklist for you to take care of this fall!

 

  • Gutters – Clean and secure your gutters to make sure they are clear of debris to prevent water overflow and damage to your home.
  • Rake Leaves – Make sure to either mow over or rake fallen leaves. Although a blanket of leaves can be pretty, they can kill your grass when left for a prolonged period of time.
  • Seal cracks – The colder weather brings unwanted house guests. Taking some time in the autumn months to stroll around your property and seal any cracks will help prevent critters from visiting.
  • Purchase winter supplies – Stock up on supplies such as ice melt, firewood, shovels, and ice scrapers.
  • Chimney –  Do a quick inspection of your chimney and flu. Call your chimney sweep to clean the soot build up and to check the chimney cap.
  • Firewood Storage – Keep your dried firewood stored at least 10 feet away from the home. Large amounts of firewood stored too close to your home can risk termite infestation!
  • Seal drafts – According to the US Department of Energy, heat loss through windows is responsible for 25-30 percent of heating energy use! Check to make sure the weatherstripping on your windows and doors are in good shape and replace as needed.
  • Store Hoses – Before the cold weather hits, remember to turn off the water supply to your outdoor faucets and properly store your garden hose.

Regular home maintenance is important for home value and can save you from some unwanted and expensive repairs!
